Building a home is a carefully orchestrated process of planning, design, selection and construction. Organization and attention to detail lead to a rewarding and efficient experience and result in a finished home that owners and builders are both proud of.
The first phase of custom building sets the process in motion. Clients and contractor meet to to discuss needs, desires and budgets. By listening attentively to the thoughts of the homeowner, TOP Construction's designer and contractors begin to translate the napkin sketch into reality. Collaborative interplay between homeowner, designer, contractor and subcontractor leads to a plan that addresses the needs of the client and the realities of budget and construction.
Once we've agreed on a plan and a budget, TOP Construction works to take the concept to keys. Initial selections are made and subcontractors hired. Construction begins and the dream begins to become reality.
Through excavation and foundation work, the client and TOP Construction work together to make selections that fill the needs of the homeowner while plumbers, electricians and other subs lay the groundwork for the home.
After piles are set or foundations poured, framing begins. Whether the house is built using traditional timber framing, ICF or SIPS construction, the shape starts to take form. Final selections are made and necessary changes are considered.
Windows and doors precede exterior finishes and are followed closely by interior rough-ins for plumbing, electrical and HVAC systems. As stone, stucco or other siding materials are installed the structure takes form and becomes ready for the installation of interior finishes.
Priming the walls, ceilings and trim is finished as cabinets, doors and other finish carpentry details are installed. Counter top and appliance installation coincide with plumbing and electrical trim-out where lights, fans and plumbing fixtures are installed.
Finally, back splashes, shower doors, finish hardware and accent details are installed and checked. Closet packages and other details are finalized in preparation for final inspections.
After the project is substantially complete, home owners and TOP Construction's project managers will meet as necessary to review each aspect of the job. A carefully prepared punch list of items is prepared to address any remaining items requiring attention.
Before move in, the homeowner members of the TOP Team and various subcontractors and/or suppliers will meet to deliver warranty papers and review the use and operation of systems and appliances. Thermostats are programmed, keys are exchanged and then its time for the movers.
